Plymouth's usable industrial roof sits in four distinct bands rather than one park. The eastern band follows the A38 Devon Expressway out of Marsh Mills through Newnham Industrial Estate in Plympton to Langage Business Park at the Deep Lane junction, where the city's newest and widest single-span sheds stand and where the Freeport's largest tax site sits. The northern band is 1970s and 1980s estate stock: Estover off Estover Road and Thornbury Road, Belliver Way at Roborough beside the A386 Tavistock Road roundabout, and Burrington Way at Honicknowle. The waterfront band is the working port - Cattedown Wharves and Prince Rock on the Cattewater, with the seventy-odd small trade units of Faraday Mill fronting Gdynia Road - while Ernesettle Lane faces the Tamar on the far side of the city. Devonport overlays all of it, where South Yard is a Plymouth and South Devon Freeport tax site. What Plymouth does not have is the 500,000 sq ft regional distribution box; what it has in quantity is the 20,000 to 80,000 sq ft unit, which at the shallow east/west densities these roofs actually carry is roughly a 200 kW to 900 kW array - precisely the band where behind-the-meter economics work hardest.

Why warehouse solar makes sense in Plymouth

Plymouth sits on the Devon-Cornwall boundary inside National Grid Electricity Distribution's South West licence area - the former Western Power Distribution patch - on a network already absorbing a heavy volume of Devon and Cornwall solar farms. The practical consequence is that a G99 application here is settled by export headroom at your local primary substation, not by the size of your roof; where NGED's offer restricts export, a G100-compliant export limitation scheme lets you build to the roof rather than to the connection, since G99 approval gates energisation, not installation. Load profiles favour Plymouth: marine and defence engineering around Devonport, hydraulics and precision manufacturing on Ernesettle Lane, medical-device production at Belliver, port and bulk handling at Cattedown, and wholesale and trade-counter distribution at Burrington Way and Newnham all run weekday daytime demand that sits under the generation curve rather than beside it. On yield, Plymouth is at the top of the national range - roughly 1,000 to 1,050 kWh/kWp for a south-facing commercial array, and about 820 to 880 kWh/kWp for the shallow-pitch east/west layouts most Plymouth sheds actually carry, which is the 80 to 85 per cent of the south-facing figure such layouts return. Plymouth City Council is the unitary authority for planning, and rooftop PV on an existing industrial building is normally permitted development; the MOD's Devonport dockyard estate follows a separate Crown consent route, and the listed and conservation-area stock around Devonport and the Barbican does not get the easy answer.

Plymouth's industrial context — where warehouse solar makes the most sense

Three generations of shed sit side by side here. The post-war and 1970s municipal-era estates - Ernesettle Lane, Burrington Way, the older half of Estover - are steel or concrete portal frames under profiled cement-fibre or early coated steel at a ten to fifteen degree pitch; asbestos-containing sheets are common enough on this stock that a survey and a non-penetrative or overlay approach should be assumed rather than hoped for. The 1980s and 1990s units at Belliver Way and Newnham are coated steel profile with limited spare structural capacity - Becton Dickinson's medical-device plant on Belliver Way is the scale marker for that generation, and the Bell Close and Lister Close terraces at Newnham the small end of it. Langage and the newer Plympton buildings off Beaumont Way are modern composite panel at roughly six degrees, laid east/west, and take an array with the least argument. Faraday Mill at Cattedown is the opposite case entirely: about seventy units across ten acres and roughly 192,000 sq ft in total, so the individual roof is small and the meter, not the roof, sets the array. The Plymouth variable people underestimate is exposure. Roofs at Cattedown Wharves and Prince Rock sit in salt air off the Cattewater, Ernesettle Lane sits above the Tamar, and Belliver and Roborough sit exposed on the plateau by the A386 - marine-grade fixings, stainless fasteners and a real wind-load calculation are baseline here, not upgrades. Tenure is mixed: owner-occupied engineering and boatbuilding premises alongside short FRI lettings of older units carrying D and E EPCs, so at Burrington Way or the earlier half of Estover the roof is usually the landlord's asset while the import bill is the tenant's cost, and the deal has to bridge that split before the physics matters. We establish which licence area an MPAN actually falls in before quoting anything, because the connection route and the realistic export answer differ between the two. From there the sequence is fixed: twelve months of half-hourly consumption data, a structural survey of the roof, then an array sized to what the building uses rather than what the roof would hold.

At warehouse scale in this region that means the big-box distribution sheds off the M49 at Avonmouth and Severnside, the bulk and vehicle-handling estate around Royal Portbury, the aerospace and precision engineering cluster at Filton and Patchway, the large-format retail warehousing at Cribbs Causeway, sites inside the Plymouth and South Devon Freeport, and the dairy, meat and produce processing plants spread across Somerset, Devon and Dorset. Commercial solar contractors versus residential solar installers — which do you need in Plymouth?

The line is drawn by the connection standard. A domestic array goes in under G98 and is notified to the network after commissioning. Anything at warehouse scale is G99 — an application to NGED accepted before the system can be energised, with a design the network has to accept. In the South West that application is not a formality. Cornwall, Devon and Somerset absorbed one of the heaviest build-outs of distributed generation in Great Britain, and offers here come back export-limited, with a G100 limiting device specified, or on flexible connection terms far more often than they do in the Midlands or the North. A residential installer has never had that conversation with a DNO.

The same split runs through everything else. MCS covers PV up to 1 MW, but plenty of certified installers have only ever worked domestic — ask for commercial-scale references at your array size, and note that above 50 kWp SEG accepts equivalent evidence rather than MCS. Solar is special-rate plant: 100% year-one relief under the £1m AIA cap, the 50% first-year allowance on the balance for companies, and never main-rate full expensing, which matters if you are a multi-site produce or dairy group sharing a single AIA across sites. And workmanship warranty should be insurer-backed, so it outlives the contractor.

Commercial solar panel cost in Plymouth — system size, payback, financing

The South West's advantage is physical. South-facing arrays here model at roughly 950-1,050 kWh per kWp installed — among the best bands on mainland Britain — while the shallow-pitch east/west layouts that most distribution sheds end up with sit nearer 850-950. The array costs the same to buy and install either way. A 500 kWp system on a Plymouth distribution shed should therefore produce somewhere between about 425,000 kWh east/west and 525,000 kWh south-facing per year, and which of those you are being quoted matters more than any other line in the proposal.

Indicatively, installed cost runs around £600-£850/kWp at 100-250 kWp and £500-£700/kWp above 500 kWp. Payback follows self-consumption rather than generation: buildings running chilled storage and MHE charging through daylight hours commonly model in the four-to-six-year range here, with the regional yield pulling toward the lower end.

Do not underwrite the case on export. SEG rates are set by each supplier, not by Ofgem — large suppliers must offer an export tariff, but nobody sets the price. Octopus Outgoing Fixed has paid 12p since 1 March 2026 (as at August 2026), the 29-32p headline rates are domestic battery products unavailable at this scale, and in constrained parts of NGED's South West you may be permitted little or no export anyway. Nor is there an EPC deadline forcing the decision: E remains the floor to let, the 2027 EPC C milestone was dropped in June 2026, and EPC B is a proposal for around 2031, not law.

Battery matters more here than the yield figures alone suggest, because the region's characteristic loads are not daytime loads. Milk intake and cooling run before dawn. Blast freezing and cold-store pull-down run overnight. A dairy, meat or produce processor in Plymouth can consume an enormous amount of electricity and still self-consume a mediocre share of its own solar, simply because generation and demand fall in different hours. Storage moves the midday surplus into the pre-dawn peak, which is where the value sits.

The second reason is grid position. Where NGED returns an export-limited or flexible connection offer — common across the peninsula and through much of Devon and Cornwall — a battery lets you build the array the roof justifies and absorb what you are not permitted to send out, rather than curtailing at the inverter. It also gives you something to trim NGED's red-band distribution charges with.

Two honest caveats. A co-located battery needs its own G99 treatment, and the network counts it as further capacity in an already busy area. And at an indicative £400-£700/kWh installed, storage generally pays back more slowly than the PV it supports.

A real Plymouth install scenario

A modelled Langage Business Park scenario: take a distribution unit off Beaumont Way with about 45,000 sq ft of shallow-pitch east/west roof carrying a 500 kWp array - roughly 120 W per square metre of roof once edge zones and rooftop plant are allowed for. At the Plymouth east/west yield of roughly 830 kWh/kWp, which is about 81 per cent of the south-facing figure at this latitude, that generates about 415,000 kWh a year. A weekday chilled-and-pick operation typically self-consumes around 70 per cent of it: 290,500 kWh displacing imported power at 24p/kWh is worth about £69,700, and the 124,500 kWh exported at an Octopus Outgoing Fixed rate of 12p (as at August 2026) adds about £14,900 - roughly £84,600 a year. At an installed cost near £700/kWp the array is about £350,000, a simple payback of just over four years before finance. For a company the whole £350,000 falls inside the £1m Annual Investment Allowance in year one; solar is special-rate plant, so anything above the AIA cap attracts the 50 per cent first-year allowance, never full expensing. If the unit sits inside the Langage tax site, the Freeport ECA is an alternative route to the same year-one relief, not an extra one on top of it. Figures are modelled illustration, not a quotation.

Freeport Enhanced Capital Allowances give 100 per cent first-year relief on qualifying plant used primarily within the tax site, but they are an alternative to the Annual Investment Allowance, not an addition to it - you claim one or the other on the same expenditure, never both. For most Plymouth rooftop arrays the point is academic: a 200 kW to 900 kW array on a typical Estover, Newnham or Belliver unit costs well under the £1m AIA cap, so the AIA already delivers full year-one relief and the ECA only matters on larger Langage-scale schemes or where the AIA is committed elsewhere.
