DIRFT: Daventry International Rail Freight Terminal

DIRFT (all phases) is the UK's most successful rail-linked logistics park. Located at Crick/Daventry on the M1/M6/A5 interchange — equidistant from London, Birmingham, and the Midlands. Buildings: Phase 1 (1997-2005): older buildings, some structural assessment required for heavy ballasted PV. Phase 2 (2006-2015): modern large-format buildings, excellent for PV. Phase 3 (2016-2026): purpose-built with solar-ready roof profiles specified by Peel Logistics/Barwood. Tenants: Amazon DIRFT (850,000 sqft national DC), Tesco DIRFT (national DC), Wincanton, DHL, CEVA, GXO. PV system sizes: 750 kW – 4 MW per building depending on footprint. WPD DIRFT G99: 5-7 months.

Magna Park Lutterworth

Magna Park is the UK's largest dedicated logistics park at 900+ acres (Lutterworth, Leicestershire — M1 J20). 32+ buildings of 100,000-700,000 sqft. Tenants: Clipper Logistics, GXO Logistics, Waitrose NDC, River Island, Morrisons, M&S. Modern stock (2000+): most buildings have profiled steel roofs ideal for ballasted PV. No structural engineer issues on any Magna Park building we have surveyed. WPD G99: 5-7 months for Lutterworth. Scope 3: Waitrose JLP, M&S Plan A, Morrisons Good Business Journey all require Magna Park DC operators to report on renewable energy.

Rugby and Crick logistics corridor

The Rugby/Crick logistics corridor (A5/M6/M45 intersection) hosts: Xaar (inkjet printing — manufacturing); Prologis Park Rugby (Amazon Rugby, DHL Rugby); Dirft III; and Central Park Lutterworth. The concentration of major 3PL operators means most Golden Triangle solar projects are driven by retailer Scope 3 requirements.
