Over 35% of UK warehouses built before 1985 have asbestos cement roofs — incompatible with solar PV. Combined re-roof + PV projects are the only viable path and make compelling economic sense.
Why asbestos cement bars solar PV
AC roofs cannot be structurally loaded with PV mounting systems, and disturbance risks asbestos fibre release. No UK insurer or HSE guidance permits PV on AC roofing. Replacement is the only path.
Combined project costs (5,000 sqm warehouse)
Re-roof (profiled steel): £15-30/sqm = £75,000-£150,000. Asbestos removal (HSE licensed): £10-20/sqm = £50,000-£100,000. Solar PV (500 kW): £350,000-£400,000. Combined total: £475,000-£650,000. Combined payback: 6-8yr vs re-roof-only at 10+ years with no revenue.
Tax treatment
Solar PV + re-roofing (insulation): 100% AIA. Asbestos removal: deductible as revenue expenditure (environmental remediation). For £600k combined project: £150k year-one tax shield at 25% corporation tax. Confirm with your tax advisor.
HSE CDM obligations
Principal Designer and Principal Contractor appointments required. Asbestos removal: HSE-licensed contractor mandatory. Most 5,000 sqm combined projects meet CDM notifiable threshold.
