Which UK Freeport zones qualify

How Freeport ECA stacks with standard AIA

Standard treatment: 100% AIA on first £1m of qualifying capex per company per tax year; 50% FYA on residual above £1m. Freeport ECA treatment: 100% Enhanced Capital Allowance on qualifying plant and machinery within the designated zone — this applies to capex that would otherwise fall into 50% FYA above the £1m AIA cap. Result: companies with capex above £1m AIA cap benefit most from Freeport ECA. Example: £2m project within Humber Freeport zone. Standard treatment: £1m at 100% AIA (£250k tax shield) + £1m at 50% FYA (£125k tax shield) = £375k total. Freeport ECA treatment: £1m at 100% AIA (£250k) + £1m at 100% ECA (£250k) = £500k total. Freeport ECA advantage: additional £125k year-one tax shield at 25% corporation tax.

Freeport ECA eligibility conditions

To qualify for Freeport ECA: (1) Asset must be plant and machinery (commercial solar PV qualifies); (2) Asset must be primarily used in the designated tax site; (3) The company must be registered for Freeport ECA with HMRC before the asset is brought into use; (4) The asset must be new (not second-hand); (5) The expenditure must be incurred before the designated zone's sunset clause date (typically 5 years from designation). Important: Freeport ECA requires pre-registration with HMRC. Do not proceed with installation before confirming ECA eligibility and completing HMRC registration. Total year-one tax shield: £337.5k (versus £250k + £87.5k standard FYA = £293.75k). Freeport advantage: £43.75k additional. Liverpool Freeport (Seaforth logistics, 2.4 MW): Capex £1.8m. AIA: £1m × 100% = £250k. Freeport ECA: £800k × 100% = £200k. Total: £450k. Standard (no Freeport): £250k + £100k FYA = £350k. Freeport advantage: £100k additional. Can a tenant warehouse operator claim Freeport ECA?
