Solar PV is effectively mandatory for BREEAM Excellent and Outstanding on UK warehouses — every major institutional landlord now specifies it.
How solar PV contributes to BREEAM credits
Ene 04 (LZC Technologies — 1-3 credits): mandatory for BREEAM Excellent and Outstanding. Solar PV is the standard mechanism. Ene 01 (Energy performance — up to 15 credits): solar PV improves EPC rating. A 1 MW install typically delivers 8-14 EPC point uplift on a 200,000 sqft warehouse. Man 02 (Lifecycle cost): solar 25-year lifecycle improves LCC assessment.
Rating levels and institutional requirements
Excellent (≥70%): Ene 04 mandatory — solar required. Outstanding (≥85%): Ene 01 top tier required — EPC A effectively requires solar. Prologis: Excellent minimum on new builds. Segro: Outstanding on flagship developments. GLP: Excellent minimum on all new builds. All BREEAM Outstanding DCs delivered since 2020 have rooftop solar.
BREEAM In-Use for operational estates
BIU Part 1 (Asset) and Part 2 (Building Management): actual measured energy performance including solar generation; renewable energy percentage of total site consumption; monitoring and metering quality. Our monitoring platform generates BIU-compatible data monthly.
BREEAM technical requirements for solar
MCS commercial certification mandatory. Sub-metering: generation metered separately from site import and export. PVSyst yield model integrated into SAP/SBEM EPC assessment. Embodied carbon LCA required for Outstanding Lif 01 credits. We deliver all BREEAM documentation as standard.
